Synergy Tower

In the second half of 2017 BREF acquired the right to build a multifunctional administrative-service building on the territory of Sofia Tech Park for BGN 9 652 000 (EUR 4 934 989 ) with the intention to develop the highest and largest building on the territory of Sofia Tech Park, a modern business center (Class A) with design and characteristics compliant with the highest international standards and the latest architectural trends

The architectural design was prepared by A&A Architects. The off-beat hull with a height of 83 meters and the all-glass facade distinguish the building and make it very well observable both from the main road artery (Tsarigradsko shosse Blvd.) and from any point in Sofia Tech Park. The building has 34 998.88 sq.m. above-ground GLA and total floor space with underground levels of 50 761.38 sq.m. The building was put into operation in several stages, the last one in early 2023. The total funds invested in the project are BGN 77 533 thousand (EUR 39 642 thousand).

Synergy Tower is a sustainable project pursuing the best practices for green buildings and LEED certificate. The total space spreads across sixteen floors of premium office premises, a reception lobby, a large restaurant area, café, food area and two underground parking levels with total of 402 parking spaces. Each floor offers a spacious open layout allowing flexible partitioning and space planning. The professional property management will ensure that the building will always be well-serviced and maintained to comfort your business environment.

Currently the building has c. 55% occupancy rate. The tenants that have chosen the high-quality office premises of Synergy Tower are ROBERT BOSCH Bulgaria, SOFTWARE AG Development Center Bulgaria, INSAIT, Bianor Holding (Wiser) and MSG Global Solutions. 2 700-sq.m. modern and innovative co-working space is to be operational in the building in H2 2024.

In 2023 the building was named Green office buillding of the year in the National Competition Building of the Year.
